Drainage Solutions for Flooded Yards: A Homeowner's Guide

A flooded yard is rarely a single problem. It is usually three or four smaller problems compounding each other: an undersized downspout discharge, a low spot in the lawn, a clogged backyard inlet, and a property line that grades the wrong direction. Effective yard drainage solutions start with diagnosing which of those issues is actually doing the damage. After years of installing drainage systems across Cobb, Fulton, Gwinnett, and Forsyth counties, we have learned that the most expensive mistakes happen when homeowners install a fix for the wrong problem.

Why Atlanta Yards Flood More Than They Should

Metro Atlanta gets roughly 50 inches of rain a year, but the storms that cause flooding are the intense thunderstorms that drop one to three inches in an hour. Our red clay soils have low infiltration rates, often less than half an inch per hour once saturated, which means most of that storm runs off as overland flow. Combine that with the typical lot grading practices of suburban development, where soils are stripped and recompacted to support construction, and you get yards that behave more like parking lots than like undisturbed ground.

Older neighborhoods often have an additional problem. Storm drainage systems designed in the 1960s and 1970s were sized for smaller, less frequent storms than the current rainfall record produces. Even when those systems are perfectly maintained, they cannot accept the peak flows that modern storms deliver, and the excess shows up as yard flooding on the lots upstream of the inlet.

Diagnose Before You Dig

The first thing we do on a yard flooding call is walk the property during dry weather and map every water source, every flow path, and every low spot. We look at downspout discharges, roof valley locations, neighboring property grades, existing buried drains the homeowner may not know about, and the locations of any street-side catch basins. We also ask the homeowner to send photos or videos during the next significant rainfall, because nothing tells the story better than water in motion.

  • Downspout discharges within five feet of the foundation
  • Low spots in the lawn that hold water more than 24 hours after rain
  • Erosion channels indicating concentrated overland flow paths
  • Saturated soil near retaining walls or basement walls
  • Visible sediment fans below outfall points
  • Inlets or catch basins partially buried under mulch or sod

French Drains, Done Right

A French drain is a perforated pipe set in a stone-filled trench wrapped in filter fabric. Done correctly, it is one of the most reliable drainage tools available. Done incorrectly, it clogs within two seasons and the homeowner ends up paying twice. French drain installation in Georgia clay requires three things most DIY installations get wrong: adequate trench depth, the right filter fabric for fines control, and a positive outlet that daylights to a safe discharge point.

We size the trench based on the contributing drainage area and the soil infiltration rate, not by guessing. For a typical backyard issue collecting runoff from a few thousand square feet of lawn, we usually specify an 18 to 24 inch deep trench, washed number 57 stone, four-inch perforated HDPE pipe with the holes facing down, and a non-woven geotextile fabric that allows water through but blocks the migration of clay fines. Skipping the fabric or using the wrong fabric is the single most common failure mode.

Surface Drains Versus Subsurface Drains

Not every yard flooding problem needs a French drain. Sometimes the right answer is a surface inlet, often called a catch basin or a yard drain, connected by solid pipe to a daylight outlet. Surface drains work best when the water is reaching a defined low spot, like a depression in the lawn or a corner where two slopes meet. They are cheaper to install and easier to maintain than subsurface drains, but they only collect water that reaches the inlet.

Subsurface drains, including French drains and curtain drains, intercept water before it reaches the surface. They are the right choice for problems involving saturated soils, foundation moisture, or sheet flow that does not concentrate enough to reach a catch basin. Many properties need both, and the design conversation often centers on where the boundary between the two systems should fall.

Downspout Extensions Are Almost Always Step One

Before we recommend anything elaborate, we check what the downspouts are doing. On a 2,000 square foot roof, a single inch of rain produces over 1,200 gallons of runoff. If your downspouts dump that volume within five feet of the foundation, no drainage system on the rest of the property can compensate. Extending downspouts to a safe discharge point, often via buried four-inch PVC to a pop-up emitter in the lawn, solves a surprising number of yard flooding complaints without any other work.

We frequently see homeowners who have spent thousands of dollars on backyard drainage and never touched the downspouts. Inverting that priority typically resolves the issue at a fraction of the cost.

Where the Water Has to Go

Every drainage system needs a legal outlet. In Metro Atlanta, you cannot legally direct concentrated stormwater onto a neighboring property, into a public right of way without permission, or into a sanitary sewer. Acceptable outlets are typically a daylight discharge to a vegetated area on your own property, a connection to an existing storm drain with the local authority's permission, or a properly sized infiltration feature like a dry well.

Getting the outlet wrong is the most common source of neighbor disputes and code enforcement complaints. A drainage design that solves your problem by transferring it next door is not a solution, and we will not install one. Honest contractors will tell you when an outlet question needs to be resolved before any pipe goes in the ground.

When to Call Versus When to DIY

Simple downspout extensions, surface gutters, and small French drains in clearly defined low spots are reasonable DIY projects for a handy homeowner. Anything involving foundation drainage, retaining wall drainage, deep trenches near utilities, or discharge into a public stormwater system is professional territory. The cost of fixing a botched drainage installation usually exceeds the cost of the original installation by a comfortable margin.
